Exterior Painting throughout Millbury, MA.

Millbury was incorporated in 1813 and grew as a Blackstone Valley mill town, and the exterior of a house there depends heavily on which chapter of that history it belongs to. According to the Census Bureau's 2020–2024 estimates, 26.1% of the 5,819 housing units were built in 1939 or earlier, while 33.7% went up between 1950 and 1979. Two quite different painting jobs sit behind those numbers.

Historic fabric and what it means for the paint

The town's housing plan lists a long run of residential areas recorded in the state's MACRIS inventory, including Old Common, Grass Hill, West Millbury, Bramanville, Bucks Village, East Millbury and the Canal Street Area. Individual landmarks show the range of styles: the Asa Waters Mansion on Elm Street is Federal style, built between 1826 and 1832, and the Millbury Federated Church meeting house on Main Street is Greek Revival, from 1828.

Older wood houses with clapboards, corner boards and deep window casings hold paint differently than flat modern trim. The usual sequence on old wood siding is to scrape to a sound edge, sand, spot-prime bare wood and caulk gaps before the finish coat. Skipping it is a common reason peeling returns.

Postwar houses: different surfaces, different failures

The 1950s, 1960s and 1970s account for 637, 872 and 452 units respectively in the census table. Plywood-style panels let water into cut edges and vertical grooves. Wood trim around garages and gables is a common place for rot.

Water, trees and the shaded north side

Millbury's housing plan describes about 41% of the town as prime forested land, with pine, hemlock, beech, maple, oak and birch among the species, and it flags stormwater runoff, drainage and Blackstone River flooding as continuing hazards. Both matter to a paint job. Houses close to trees hold moisture on shaded walls, which invites mildew and slows drying after rain, and poor drainage at a foundation keeps lower siding and trim wet.

Before painting, look at where the water goes: gutters that overflow onto siding, soil piled against clapboards, shrubs touching trim. Washing off mildew, then letting the wall dry fully, comes before any primer. A soft lower board should be replaced rather than coated over.
